Getting Your Property Rent Ready - RE Solutions XV.jpg

At RE Solutions XV, we work closely with property owners who share our commitment to provide a safe, clean, and well-maintained home to residents. To achieve this, we have established the following requirements for the properties we manage. 

Before advertising or renting a property, it must fully comply with Texas Property Code Chapter 92, Texas judicial law, and our own standards for quality and maintenance. This proactive approach helps maintain a high level of service and satisfaction for both property owners and tenants while decreasing liability for the owner.

Initial Requirements:

  • Cleaned: The property must be cleaned and free of trash and debris, both inside and outside.

  • HVAC Servicing: The HVAC system must be serviced with a new filter installed. 

  • Mechanical Elements: All mechanical elements, including appliances and ceiling fans, must be operating as designed.

  • Caulking: Kitchen and bathroom caulking must be clean and free of mildew.

  • Doors and Locks: All doors and locks must function properly.

  • Windows: Windows must open, close, and lock properly.

Full Rent-Ready Requirements:

To meet internal and state rental housing requirements, including the Texas Property Code, every property must fulfill the following list to be fully advertised and considered 'Rent-Ready.

  • Rekeying: The property must be rekeyed to the RE Solutions XV key system.

  • Professionally cleaned to 'Hotel Room Clean' standard.

  • Carpet professionally cleaned to include any pet and/or odor treatment as needed.

  • Free from cockroaches, fleas, or any other pests or rodents. A one time pest control may be required on a case by case basis.

  • All painted surfaces must be free of marks, gouges, large holes, and mismatched touch up areas.

  • No personal property or items in the unit, including furniture, knickknacks, toiletries, shower curtains, Kleenex boxes, kitchen or bathroom items, soap dispensers, pictures, etc.

  • No lawn equipment, including mowers and tools.

  • Garage must be completely empty and the floor must be swept.

  • Water softener must be at least ¾ full of salt (if applicable).

  • Any refrigerator or osmosis filters must be less than 30 days old.

  • All chemicals and cleaning items removed from the property (except paint for property).

  • No exterior debris, to include pet toys or feces.

  • Landscaping must be cut and trimmed, to include bushes.

  • Carbon monoxide and smoke detectors installed per the Texas Property Code, to include fresh batteries.

  • Smoke detectors should be less than 8 years old.

  • All light bulbs must be working.

  • Bathroom and kitchen caulking must be fresh and free of mildew.

  • Dryer vent line must be cleaned and free of obstructions and/or debris.

  • Safety railings must be secure.

  • Wood-burning fireplaces, if operational, must be inspected and clean of debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening must be permanently sealed.

Recommendations:

  • Tree limbs should be removed 10-15 feet away from the house and roof.

  • Remove garbage disposals.

  • Place coverings (vertical blinds, mini blinds, curtains) on all windows and sliding doors.

  • If you choose to offer a refrigerator, offer one without an ice maker or water dispenser. 

  • Doors should open and close smoothly with doorstops installed on all doors.

Annual Maintenance: 

  • Hot water tanks, to include tankless, should be drained and serviced. 

  • Gutters and downspouts should be cleaned and free of obstructions.

  • HVAC Servicing: The HVAC system should be inspected and serviced.

This list is not exhaustive but highlights the majority of important and often overlooked details to get your property rent-ready.
